Schedule a self-guided tour or book an appointment with a leasing agent. Touring is optional but recommended.

Submit Your Application
Apply online—every adult (18+) needs their own application. Bring your photo ID and proof of income. Fee: $50-$65 per adult.

Get Approved
We review credit, criminal, and rental history within 24-48 hours. You may need additional documentation or deposits based on results.

Pay & Move In
Pay your holding deposit to secure the home, then complete move-in costs. We'll have your keys ready within 2 business days.
Income Requirements
Can You Afford the Rent?
We verify that your household can comfortably afford the monthly rent. Combined income from all adult applicants must meet our minimum threshold, and we'll need documentation to confirm your earnings.
Combined household income must be 2.5–3x monthly rent
Income must be from verifiable, legal sources
Provide current paystub OR 3 months of bank statements
Self-employed applicants must submit previous year's tax return
Relocating or changing jobs? Provide an offer letter
Credit Requirements
What Credit Score Do You Need?
Your credit history helps us understand your financial reliability. We accept a range of credit scores, though lower scores may require an additional security deposit.
Minimum credit score: 600
Score 600–699: Additional $500 security deposit required
Score 700+: Standard deposit and fees apply
Active bankruptcy cases will result in denial
Discharged bankruptcy (last 5 years): Additional one month deposit
Rental History
Your Track Record Matters
We contact previous landlords to verify your rental history. A clean record with on-time payments and no lease violations helps your application move forward smoothly.
12 months of verifiable rental history required
Must be eviction-free for the past 5 years
No unpaid balances owed to prior landlords
Fewer than 3 late payments in the last 12 months
Fewer than 2 dishonored checks in the last 12 months

You'll pay a holding deposit (25–100% of one month's rent) to secure the home. Then you'll sign your lease and pay remaining move-in costs before your move-in date.
No. VCS Property Management does not accept comprehensive reusable tenant screening reports. We conduct our own screening through the application.
